I am probably not the best to answer because I have always been Self Employed. But Once you transition, you always want to keep your marketing going and continue to drive revenues in by wholesaling when you have a Fix and Flip active and you don't think you can take on another project.

Most newer investors get away from marketing when they get that first deal, then when that deal is done, they find themselves starving for another deal. Always be marketing because you can always wholesale it if you don't want to work on it!

Hello @Account Closed, here are some questions that we ask when interviewing Real Estate Agents:

    1)Do you work with other Real Estate Investors?

    2)Do you know how to perform short sales? Are you short sale certified?

    3)Do you get REO listings from banks? Can I view these before they hit MLS?

    4)Would you like to list my properties I buy from you?

    5)Are you interested in working with others I may bring your way?

    6)What territories do you specialize in?

    7)Can you put me on your automated search & have leads sent to my email?

    8)Can you do the Comps for me?

It is always helpful to have a couple of great Real Estate Agent along your side in the Real Estate Investing journey!

If the property is currently rented, landlords just look at the cash on cash return. If you do a lease option, be careful of the sale end as I have found that most lenders will not approve a Sandwich lease Option anymore.

Welcome to BP @Lauren Betancourt and @Robin Halsey, successful wholesalers are the ones who do find the deals that no one knows about. You do that by marketing. I would suggest you put together a marketing plan to follow. If you fail to plan you plan to fail. :)
