My philosophy is that whatever you do as a landlord you will end up to be an a..hole in the eyes of your tenants anyway. So just do whatever costs less and takes less effort.  

 Sounds pretty legit haha! Thanks for posting about this topic. I probably wouldve done the same thing.

Let me clarify: my mortgage broker/lender is also an investor in the MFH niche and is doing well for himself. We were talking about the expenses to owning a rental property and he said not to worry about calculating property management into the analysis. My better senses are telling me to listen to the BP Community and Brandon Turner's advice to include EVERYTHING in the analysis. In my brokers defense, he has helped me out a ton. Hes given me valuable information and time to help me on my journey. Maybe it works for him but i just want another opinion.

Good morning BP Community, I was wondering if a front garden would affect the curb appeal of a MFH rental. Have any of you experimented with the idea or bought a house with a garden and experienced any issues?

@Janice R. I really like the design of it all, especially the long countertop opposite of the faucet. Have have those quartz countertops treating you? I heard nothing but good things about quartz :)

@Michael Hayworth glad I'm not the only one struggling with the emotional attatchment to a property :D

Welcome! you'll a lot of your fellow BPers will agree with you on renting to friends and family. Youre on the right path to success! I recommend going to the education tab and absorb everything BP has to offer. Get active in the forums and don't be afraid to ask!

@Janice R. wow great job! I was never a fan of white since it shows a lot of stains, but they came out amazing. Have you had any issues cleaning white cabinets or appliances?Any issues with the dishwasher? leaks? maintenance?

@Carl Dean You're definitely right, I do feel like I'm overthinking this whole thing. I need to get into the habit of pinching myself whenever I get too carried away. This would be my first property so I can't deny that it is very emotional.
