I've been dealing with this since I decided to study REI. What I found out: EVERYBODY in the business (Agent, pro Landlord, Flippers, etc) has given me nothing but blessings, advice, and motivation!
On the flip side: Everybody who IS NOT in the business has given nothing but negative energy. I don't speak to those people about REI anymore because I'm only met with resistance. They are the people that have the Poor Man's mentality as Robert Kiyosaki describes in his book.

Keep your head and keep persisting

Hey Brian, thats a great question! I dont have any properties yet, but what I would do  and am doing is talk to your Investor friends who own properties and compare leases. Get as much info as you can from all of the people you know. I also recommend listening to the BP Podcast ep. 48 with Darren Sager. He has such good advice in that podcast and just recently held a meeting in NY about Leases!

I havent dove too deep into the 50% and the 2% rules of thumbs. Im going to make a purchase on a MF owner occupied investment property in the near future and since it'll be my first purchase, I plan to scrutinize every detail. My question: can I get by without using these down and dirty rules?

I'm currently going through a divorce. I want to get into a duplex via an FHA loan. Is there anything I should be worried about when I purchase my property while going through a divorce? I wanted to take the loan out in my and my Co-signer's name.

The BP Podcast is so rich in information that I want to call it the Holy Grail of REI tips, tricks and secrets. Josh, Brandon and their guests have taught me so much about REI that I'm surprised I can even hold conversations with agents and investors! Does anybody know how to get interviewed on the podcast? Any credentials? My goal is to one day be on the podcast and help inspire and motivate potential investors just like it did to me.

@Rob Randle glad to see someone from NJ. Which area are you from if you dont mind me asking? And Elizabeth hit the nail on the head with her response, but at the end of the day, it really boils down to what YOU want. Sure, renting is an easier way, but there are so many benefits of owning your own property like tax write offs, appreciation, lines of credit, leverage and the ability to defer taxes when/if selling
