According to Brandon Turner's Book on Managing Rental Properties: Once tenants move in and the Deposit to Hold is transferred to the security deposit to be held throughout tenancy, is the Deposit to Hold pro rated for the days that the tenant wasn't in the property?

To me, it basically sounds like a security deposit paid in advance

@Wayne Brooks it would be the actual course to get the license. The owner of the Agency said after I finish the course and receive the certificate, they would offer me leads to immediately start working in the business.

Is there a certain length of time a lease has to abide by? can I have a two month lease, for example?

What should I look for when applying for Real Estate Agent certification courses? Cant find any reviews on the courses. This specific course was recommended to me by my broker. Anything I should look for?

Is it possible to get a loan for a down payment on a property? Maybe a private lender or possibly another bank? If anyone has used this strategy, what are the pros and cons? Is it even legal?

Actually sounds like a pretty good idea, I like how your brain is thinking outside the box. Be careful though because you might just be digging your self into a bigger hole by letting the place get dirtier and dirtier. Consider the possibility that the tenant might not respect and maintain the unit since its the way it is already. This could potentially raise rehab costs higher than originally expected when you do decide to rehab it.

I recommend to push for that electronic payment, Its so much more convenient for everybody, always tracked, and you cant get swindled by a lying tenant in case the check bounces. Brandon states some great points on this ask BP video about that: https://www.youtube.com/watch?v=rhdHZkERmpk&list=P...

I unfortunately dont have much info to offer for the payment request form but if it was me, I wouldve put that on their lease, that rent will be accepted electronically. They initail and sign the page :)
