Broker is Giving me Conflicting Info

Let me clarify: my mortgage broker/lender is also an investor in the MFH niche and is doing well for himself. We were talking about the expenses to owning a rental property and he said not to worry about calculating property management into the analysis. My better senses are telling me to listen to the BP Community and Brandon Turner's advice to include EVERYTHING in the analysis. In my brokers defense, he has helped me out a ton. Hes given me valuable information and time to help me on my journey. Maybe it works for him but i just want another opinion.

@Kevin Izquierdoif you go to sell everyone will factor that in, and then it may not sell if you are overpriced. Always leave exits for yourself.
