Brandon Turner says that for you to have a good positive cash flow on an owner occupied multi family property, you have to find KILLER deals. My question: are forclosures and short sales the only "killer" deals? I was told not to buy forclosure because when ppl leave that house they take everything they can get their hands on. Can anybody clarify?

I saw something like this When I was managing properties. It was an apartment complex and one tenant decided to put up cameras (without telling the landlord). When confronted, the tenant said that they are fake and only to create the illusion of someone's always watching To deter any wrong doing. I suggest you make sure what his intentions and reasons are and if he did a good job in actually installing them. Remember that youre the one whose going to have to take it down once he departs.

Does having an organized garden that produces fruits and veggies raise value of a house? Like having fertile soil, a pear tree, graevine, etc. make a property more appealing to potential tenants or banks?

I've was a handyman and property manager for 3 years and in my time, I've done things from cleaning, painting, to plumbing, electrical, and replacing hot water heaters. I'm planning on buying a multi-family house and being my own handyman/property manager. My question is: what are the limits on what the handyman (me) could do in my house? Should I just get a contractor to do the things that I know I can do?
