@Ralph Hunter I have seen those concrete ones and I love them, but I'm not entirely sure if tenants would like them since they are uncommon in my area. I was debating on either getting Quartz or concrete ( concrete I'd do it myself which would save me $).

I've never refaced cabinets, but I'm sure it cant be that hard. Nonetheless its a very good idea.

@Marcia Maynard Thanks so much for  the advice! I keep hearing good things about that vinyl plank flooring, I cant wait to give them a shot! Interesting point on the Stainless Steel appliances, I imagine it would be the opposite, that White appliances would stain more since they are white and white always shows stains. Do you go with premixed paint as well?

@Carl Dean I read an article from Remax or Credit.com (cant remember), but the article explained how it would be a wise decision to turn a dining room into another bedroom or something to raise value (another bedroom, closet, or bathroom) since families rarely use dining rooms anymore. What is your experience with millennials Carl?

Id like to know if the BP community can help me identify if this is a good investment or not Or point out some discrepancies in my analysis.

My goal is to have this as a rental to cash flow, but will settle for tenants covering the payments. 

Im a carpenter so im going to do all of the cosmetic rehab (remove carpet, tile, paint, bathroom) myself but still included in the calculations same goes for management. 

Some numbers i kinda guessed like the interest

Alan Bischoff I would recommend purchasing a property that only needs cosmetic rehab. Things like carpet can easily be replaced with something better (tile or hardwood floor or vinyl plank flooring), or an odd color in the kitchen can easily be painted to look a lot nicer. Spend extra time with your due diligence in making sure you arent buying yourself a headache and use the rental property calculator :)

Welcome and glad you could join us! I recommend getting familiar woth the site which is pretty easy. Then go to the Education tab and start downloading and reading everything BP has to offer for free! More importantly, get involved in the forums (like you are now). Answer questions and dont be afraid to ask them, this will build a relationship and trust with potential partners :)

Welcome to BP! Glad you could join us. I would recommend to just dive in by getting familiar with how BP works (its pretty simple). Then head over to the education tab and atart downloading and reading everything that BP offers for free. And more importantly, get involved in the forums. Answer questions and ask questions in the forums to build relationships and trust with potential partners :) Good luck

@Mike Wood very good points! Exactly the information I was asking. I sometimes think I'm overthinking the whole rehabing thing for my first investment. Ill definitely try and keep my thinking black and white to avoid getting myself into financial trouble. 

How would I find out what my area calls for? Do I ask other homeowners or investors?
