@Joshua Gutierrez  - Welcome to BP!

One option for someone about to go off to college with the funds is to try to purchase a property for you to use while you're in school, and rent out the other bedrooms. I've heard of a few successful investors that started out that way. Your investing in your education while also real estate investing.

I can't offer any advice on how to tell your folks you're dropping out of school, but I'll second Chris's advice above about altering your course of study to finish up if it will help. 

I'm not sure how much you've read up on the Investor Visa requirements (sounds like you have though) but just wanted to drop a couple of links here for you as well that might help.

Hi @Berkley Bossard ,

Welcome to BP. I'm also in Japan, but not from the US nor in the military. I've noticed though that quite a few BP members are military in Japan. Have you ever sought out any other BP members that could even be stationed on your base? It might be a good idea to start up an investors club as a way to meet and share ideas, experience and education.

Most JV's I've seen, 50-50 has been the norm. Some money partners want more because the RE partner has no skin in the game, but if you trust your JV partner, giving them a "fair" share will ensure you're getting quality management. IMHO.

Hi @Richmond Jasper Cu , there are no restrictions for foreigners to invest in Japan and properties are freehold. Occasionally, some properties in the bigger cities are on leased lend, which I would avoid, but for the most part, freehold with unrestricted purchasing access (i.e. buy as many as you can afford).
