Were you planning to self-manage? If not, then what about looking at doing it as a JV, you the money partner and another person with the qualifying power and the management skill?

Welcome @Earl Mclaughlin , you'll find so much information here. Take a look at the varying styles or options, choose one you're comfortable with, and then study some more about that style. Specialise and become a master of one style and take action! Then you can look at other options, too.

In regard to Japan, agreed the price of land is very expensive, but also, it depends what you're looking to buy. To avoid a large land bill, smaller single unit apartments in bigger buildings can be very affordable and provide a nice return. With the Yen falling in value, there are even more good buys available. It's actually quite affordable and a good entry point to the Japan market and international investing experience.

As Ziv mentioned 3 years earlier in this conversation, remote metro centres in Japan are still offering very decent returns, although these days with so many foreign investors selection is somewhat slim as good properties are gobbled up quickly. But small units in older condos at $20-40K are still giving out decent returns, often above 10% p/a. Maintenance is very low and so is vacancy, so even though the returns can be higher in the US, the environments (ghettos and warzones VS bustling city centres in Japan) makes the overhead and net profit worth it by far, from our perspective. And while capital gains have never been a part of the equation, they have started to show up in some cases!
