@Brian Jones You can certainly find the expensive stuff if you want that.. but you'll have a hard time making it cash-flow! Finding slightly older properties outside of the big cities of Tokyo and Osaka is a great way to get consistent cash-flow... and now with the land prices finally appearing to be starting to rise, you might even get some bonus capital appreciation. But, really, when you get 10% yield, no need to be greedy! ;-)

Hi @Brian Jones ,

I'm invested in Canada and Japan. In fact, my largest holdings are in Japan. Full disclosure here, I'm actually working with a business now that assist non-Japanese with the purchase and investment of Japanese property. You'd be surprised how affordable some properties here can be and the decent yield you'll get.

Hi @Ronald Cvetkovic , wow, I did not know all those events. I only saw the news about the bad call on Fred in this game. Knowing all these other incidents re-enforces my opinion of soccer. I'll stick to watching ice hockey! :-)

@Ronald Cvetkovic , completely feel for you! Living in Japan, I'm disappointed in the referee from Japan... however we are all human and error is part of our existence. Still, I understand it doesn't make you feel any better. I wish Croatia all the best in their remaining matches!

Hi @Michael Alston ,

Have you written down any goals or a long-term game plan? If you set down your goals and work you way backward to your current situation, you may find that it will reveal the direction you want to take. Just for example, starting without enough cash for downpayment may indicate that you need to JV with someone on a flip or that wholesaling is the best approach to generate more capital. Once you've identified a couple of alternatives you can narrow it down based your own interest and desire as well.

Hey @Ryan More , 

Thanks for the info. Interesting deal with the land in the Philippines. I was under the impression that non-Filipino's couldn't own land... and since, as you say, it's in your wife's family, my understanding would still be correct. My guess would be that it would be quite a challenging market, especially in the outer provinces, but Bohol would seem to have some potential, depending on location, for the tourist market. 

Anyway, I'm sure you know a lot more about there than I would so I'm not going to try and tell you anything, just some random thoughts blurting out!
