I think signs are overrated. In my area they get taken down within hours sometimes minutes.... not worth the time and energy... Talk to people use the phone email and internet.

I get my low ball offer accepted a lot. We usually start at 70% of ARV and sometimes there is room to negotiate. Every market is a bit different though.

Look up the public record... price the home 5% under the tax assessed value and you will sell fast! (unless the property is in need of major repair)

Making a profit is a different story. Some lessons are hard learned.

I am always concerned with properties in the neighbor hood before I buy. One bad comp can often ruin your entire exit strategy.

Most lenders won't lend to LLCs however they will lend to the owner. I always tel my clients to fund the loan in their own name and transfer it to the LLC or SCorp once it funds. Depending on your state and bank rules can change. You should talk to a consultant that specializes in loans in your area. What state are you in?

Those signs have proved to be more work than they are worth I think. Where I live they get taken down by the city withing two or three days.

What kind of message do you use on your signs to set yourself apart?

I've found that welcoming new members and just offering to help or answer a question on forums like this really goes a long way.

There are currently a lot of things the government is requiring the banks to do that they still are not doing. Don't get your hopes up for this to be enforced anytime soon...
