Post: Concord CA Wholesale Real Estate Contract

I have a wholesale real estate property under contract at a great price near my home town in Concord California.  

My goal is to partner with a cash buyer or sell the contract to an all cash flipper.  I'm wondering if any of you wholesale experts can offer insights on how to find a legit buyer.

Here is what I've done so far that seems to be creating leads

- post on Backpage

- post on Craigslist

- Post on Postlets

- Post on Trulia

Are there any other great resources that you've used to create great buyer leads for your wholesale contracts that I might be missing?

I have a small list of cash buyers in my data base but it is mostly out dated so I am hoping to drum up some fresh leads for all cash buyers that are active in my immediate local market surrounding Concord CA.

Your insights are much appreciated.

I've been away from this site for a bit of time... Other endeavors have pulled me away from my personal real estate purchases.

I am looking to purchase flips and distressed homes again here in the CA Bay Area... Specifically Contra Costa county.

I work with a private portfolio lender that does not require seasoning.

Rates are good on their loans too.

I don't think they lend in FLA though...

You can just simply let them know that you are interested in buying the home.

Use an "ice breaker" to make them feel comfortable... For instance compliment the property or neighborhood and simply start asking compelling questions.

People LOVE to be complimented and they will open up easier to you. This is the approach I use.
