If you were the negotiator why would you want to stay in contract with you? What are you bringing to the table at this point?

If you can find an answer to this question and show the negotiator you are in fact moving forward then you've answered your own question.

Taking over a good mortgage is a great way to gain control of the property. Do you have any specific questions on the subject. What state are you looking to do this in?

You can do a title search with a site like https://fwprodweb1.firstam.com/fastweb/fwlogin.asp and find out who actually owns the property.

Contact them and make an offer...

Only VA and FHA loans are assumable.

Sounds like a great initial plan. I would get out to some real estate investment and business meetings like http://BNI.com Look for a chapter close to you and get involved with your Chamber.

Bandit signs don't work well in my area since they get taken down within minutes almost. Get out and network. That is what has been most successful for me in my business.

Rental income will only be considered if you can document it and if you have been receiving it for at least two years. Most conventional lenders only use 75% of the rents as income. These rules ban vary by state. What state are you in?

I agree that free is great but doesn't Google Voice put you on a waiting list and sometimes the wait time to get a number could be a while. I've had problems with Google Voice...

Love everything else they do though.

I do agree with Josh that using the leverage of the Bigger Pockets site and their free blog is great.
