need tips to sell a house quick

I am a rehabber who tries to stay in the first time home buyers price range around 99,000 to 145,000 sell price. I came across a property I could not resist. It is a 3000 sqft house on a canal that leads out to an open lake. I paid 132,500 for the house and put around 62,000 into it. This house is also out of town a little. The house is finished and I would like some tips to get a fast sell. The house looks good and I am working with an agent who I have been very successful with in the past. What are some tips to get people to look at the house.
Price at 289,900 the house will appraise for 330++ so i believe it is priced right
