Would having this next door affect your decision?
The house I was looking at and the rest of the ones on it's street, are "normal" SFHs, but then there is this manufactured home across the fence. I wondered if this could be a problem in renting and eventually selling it?

Probably won't make too much of a difference when renting (assuming this is the exception and not the rule), but in my experience, it could make selling a good bit more difficult...
