I also love real estate. I enjoy finding a home that is distressed, putting in the time and effort to gain the sweat equity and also to make it beautiful again and then renting it out for cash flow. I am a farmer as well, I love buying farms and cleaning them up and making them productive. To me Real Estate is the best job in the world and I get satisfaction out of it daily. Its not really a job to me, its a hobby that supports my family and I thank God for the oppourtunity to do so

Wow hope they do this, would be a good oppourtunity and less of a burden on taxpayers, the government owns tons of land!!!

Without knowing many more details its hard to give advice but I would say that going from an investment property that does not cash flow into one that does is a good move. But there are many other variables you need to consider

Im predicting that as many of the long term unemployed benefits are running out they will actually get off the couch and go look for and find jobs.

Public sector unions will be cracked and the people of America will demand less government waste.

Fannie and Freddie will be broken up.

GM will go bankrupt again.

WikiLeaks will shock the world with new revelations.

Irans government will be overthrown.

There will be a large earthquake somewhere in Asia or Europe or the Americas

I will buy 6 more properties another farm and be expecting another child.

I kinda got a little wild there, I just hope the last sentence is what happens

Jon, that is what i was getting at. It is in the contract that 30 days written notice by either party to terminate the lease. I am going to try that first. How do I prove I served it before the first?

I am just sick of dealing with the crap, they are fighting over a shared driveway and my tenant may share the majority of the blame, accusing them of dealing drugs and calling the cops on them all the time, then I have to deal with it. There is an abundance of renters and I just want one that I dont have to babysit.

I have only had to evict one other tenant and that was for nonpayment and I used my attorney for that. I was hoping to save a couple hundred bucks but I better call him again.

This is a first for me. I have a tenant that pays early and takes care of the place bot wont get along with the Ukranian neighbors. She is going month to month so can i just give her 30 days written notice to vacate and thats it???

Max, just ask the landlord about that specifically. I would like to know the outcome of this
