Steve I see the appeal of price but you can buy for 10k alot of places in MidWest and not as scary as Detroit. But Im sure there is opportunity there.

I believe land prices will double again soon!! They arent making anymore of it and 3rd world countries are hungry and want to eat like Americans..

I have considered starting an investment group of some kind to buy up tillable land and manage it as an investment but I dont have alot of experience with this type of thing.

How would I go about such a thing??

How big will this bubble get? Silver up $2 a day, corn flirting with $8. Is it sustainable this time or just another great shorting oppourtunity? Im long everything now and will remain that way for now. When things run up this fast they typically crash even faster

I only wish to raise rent on a coulpe of tenants that have been there forever, one was in the house when I bought it and when I tried once to raise rent threatened to move out so I relented. Now I think that its a landlords market and I could prob raise it. He is only paying $350 a month and I think $425 is what I would ask for a new tenant. I would prob only raise it $25 a month for now. Other tenant is 3 year tenant with the best early pay record and I havent been called for a repair in that time. She is paying $400 and a $25 dollar raise still seems cheap.. My wife says not to mess with it but I feel its my job to do so!!! Still deciding

I would not run a credit check or raise the deposit of a tenant that has been there 4 years. I would however raise the rent with a politlely worded letter to them.

For sure ethanol is a huge part of it and as long as oil stays high I bet ethanol will be in demand.

It is risky to buy farmland at these levels without some cheaper ground to average it with. Takes alot of capital to do so. The competition is fierce for the good land also.

You can build all the houses you want but farmland is a finite resource. Good cropland is up 24% here in Iowa in the last year!!!
