Dont call the cops on the poor lady just trying to pay her rent and feed her kids. Buy her a curtain and an outlet and raise the rent and get CASH

If the numbers crunch jump on it!!! There may be more foreclosures, I hope there are so I get more good deals. People that wait for bottoms miss bottoms. Long term you will get rich!!

I have bought a few of my rentals with the intent to flip, then I get working on it and people want to rent it so I just keep it. I just love that monthly income.. Someday I do plan to flip a house though!!!!

I dont supply appliances at all. Tenants will just tear them up and I will either have to fix it or replace it. If an appliance is left I tell the new tenant to sell it or keep it but it isnt mine. Saves me tons of money and time. But all my units are single family, I may not get away with that with apartments.

I install Sonic Surface laminate wood flooring, its not too expensive, waterproof and easy to install. Plus its very durable.

Iowa is landlord friendly, especially outside of the few major metro areas

While your question is simple, the answer is quite complex. Landlording is a great and the passive income every month is even better but there are alot of unforeseen things that arise in this business.

My humble advice would be that if you are financially able, handy with repairs and willing to deal with annoying tenant issues then as long as the numbers crunch its a great idea. There will be days when you curse having rentals and times of smooth sailing abundant cash flow.

Personally I think that the ROI is too low even after figuring in the OO scenario but all markets are different as are returns. IMO of course

Taxes are so high because the government is so big and bloated and spends so much and has for decades. The biggest expendature is defense. We pay all those taxes and congress still has to print or borrow billions every month.
