Do you guys have Carbon Monoxide testers in all your units? Where can I buy like 20 of them at wholesale price? Im going to put them in my houses.

I recently bought 74 acres in Iowa. 70 tillable. Good land. Expensive!!

Have you guys noticed farmable land especially premium land has really gone up in value? Well it has, land in Iowa has almost doubles in last year or so. Earliest sign of inflation?

Screening and rent collecting from tenants!!!

Above my rent role I have taped to my file cabinet that I check off as each tenant pays I have a Post-it that says....

RENTERS ARE MOOCHES GET THEIR MONEY!

just a reminder to self that I have to do my job and that sometimes means acting like a mean landlord and not taking their sometimes really awesome excuses..

Econohomes.com is an example of a site I watch, but they have never had anything even close to me or anything I have pursued. I drive around alot and look for vacant properties and call their owners.. Alot of ways to find good deals. I keep a close eye on Assessor website to see what is moving and what is being lost back to bank.

I found mine driving around, was a for sale sign nailed to a tree on one, was an estate deal. Other I purchased from a tax sale company that buys all over the midwest, I just called them both up and started my favorite part! negotiating!!!

Those amazing deals like Micheal R is getting are out there and they are almost abundant. The last two properties I bought, both distressed, cost $5000 and $5500. One needed about $3000 in rehab and Im almost done with it. It will rent for $550 I am thinking. Other will need about $5000 repairs and will rent also for around $550. Deals are out there, just got to be willing to bid that low!!!

Who knows where the ball was dropped, but now you are left with aftermath. If you have such great credit just go to a LOCAL bank and refi. Big banks and brokers are crooked and only care about themselves. They got us into these days of oppourtunity we see now!!! And they thank you for your patience and understanding and tax dollars
