Pitbull and a Rot?? Wow.. All dogs tear things up, little dogs just tear less up, but I typically allow them if they are accompanied by a tenant I like anhd a nice cash deposit.. Def get a big pet deposit if you allow them to stay. I personally think people that keep a Pit and a Rot caged up in an apartment are people I want to see mnoving out...

Wow!!!!!! Never seen anything like that.. looks like you had a chemist living there.. can you say professional cleaning..... at least they paid 11 years rent.... clean up. Move on....

I recently bought a hud property.. in Iowa a hud registered agent is required and the bid is for net price.. I had to pay costs and commissions on top of that. Me there are title issues we are resolving...

Seems like a descent deal to me, but how do you have pasture with no water??? Cows might get thirsty...

I personally would buy the whole thing and parcel out the homestead and maybe even the pasture (if possible) and mark it up a bit. Demand for tillable land is crazy right now. Not making anymore of it and the lower quality portions are slowing or moderately eroding away..

Farm Credit will finance with 30% down for 15 years at around 5% in Iowa..

Tillable with excellent soils is bringing $5k/ acre southern IA, to $11k/ acre for some of best soils in America in northern IA..

Rent for pasture is much less here.. Tillable can rent for $200-$300 or more per acre where as pasture $60-$90...

Why is the seller willing to leave $1.2M on the table to sell at 2005 prices??
