I list one SFR in Plant City and disappointed: the pretty house located in a very nice community but 1)not so much applicants; 2)few scammer and under 500 credit score for all applicants; 3) never show up once I said will check the credit score and income. This rental is over $2300 per month which under Zillow estimated price.


I like Plant City and planned to buy more properties in Plant City. I started to question myself: will the future properties have difficulty to be rented with quality tenants in Plant City?

This is my first time to list a rental in Plant City. I personally like Plant City better than Riverview or Brandon. It is easy to rent out a property in Riverview or Brandon but much fewer qualified applicants in Plant City.

Can you share some experience of Plant City long term rental market? Will the >$2000 per month rental too expensive in Plant City?

Can anyone recommended one lawyer to setup one LLC for two accounts of self-directed IRA: HSA and 410? Money sit there for 2 months and couldn't find a lawyer to setup one LLC to buy one house. Thanks.

I agree with much of what was said in the responses above, I believe leveraging ROTH is a great idea to limit your tax exposure in the future, additionally I have become aware that you can self direct an HSA in the same manner as a Roth, this could be a great way to allow you the benefits of the Roth but allow you to pull out before retirement age due to health issues if needed with no penalties. I believe this would also allow you to take distribution at retirement age, but I am not 100 percent sure of this, please fact check this as this is something I myself haven't had time to research, but became aware of in the last few days.


I have had great experience with DirectedIRA as well - I have a SD-IRA with them and helped many family, friends and investors get theirs set up too. Great customer service, and straight forward account set-ups and investment process.


Will try DirectedIRA very soon also. One account is using a different self-directed IRA but the account manager is SO difficulty to get one answer easy and clear in the email: lots useless content like a lawyer's writing and hard to find one or two short sentence for an answer.

I transferred one 401k to a self-directed IRA and purchased one house(learned lots).

I am transferring one more 401k and plan to let this self-directed IRA and one HSA work together for one more property.

I didn't ask any help from the CPA yet although mentioned it to the CPA. 

Just setup matched self-direct IRA accounts and then fill the matched forms for transfer funds and then the self-directed IRA pulled the 401k from Fidelity.

The CPA reminded us don't buy STR but long-term.

I saw more and more people talking about direct booking of vocation rental. I have more than half year data of our STR, and did some analysis. I am thinking how to start the direct booking.

Can anyone have direct booking already share some information? Such as who developed the web for you, how much of the cost? or the basic process.

From the media, this machine of ChatGPT seems will control the world.... I tested it with one question I have.

I copy and pasted some sentence of the answer to that woman and she not asking to see the property anymore. 

The sentence like "if there are any concerns about their ability to communicate or work together effectively". Felt so like a lawyer but no way for me to verify this.

I dislike that thinking neither: a woman asked ex- as co-sign. I believe the credit checking for both will fail, especially the woman.

I just like to see what the ChatGPT will tell me and how the quality of the answer.

I have one applicants whose income is not enough and she requested to see the property, so I used ChatGPT and here is the answer:

In North Carolina, an ex-husband could co-sign a lease as a co-tenant or a guarantor, if the landlord agrees to it. However, it's important to note that a co-signer is equally responsible for the lease agreement, including the payment of rent and any damages. Originally planned to use tranditional IRA and HSA together to buy SFR and work under one LLC. Legal person said can't put those two under one LLC and the tax will be very complicated. Lawyer suggested to have two LLC separately.

Anyone did this before and can you share your experience?

This lawyer said never see anyone used HSA to do self-directed IRA, does this true?
