We talked to one local SDIRA and started to think: we may can run to local SDIRA office if something wrong... We didn't go to local bank for a long time when almost everything can be finished online. We even didn't see our loan agents for all our loan.... 
Do you have any good SDIRA to share and share how do you chose this specific one?

When the occupation rates dropped recently. I pulled few almost 99% booked properties and studied them. The open time is 9 month ahead. I didn't find many very obvious difference except all year all time one price and lower than the market price( book said 100% is not equal to high profit and agreed).

I started to think those few properties' marketing strategies: maybe some unique place to list the properties except AirBNB or VRBO,  such as targeted snow-birds place when the properties are in Tampa bay and mainly for tourists ? ?

Plan to buy STR for LTR with self-directed IRA in local of Tampa surrounding area.

Will a local self-directed IRA have advantage compared to a remote one?

It will be a long-term renal and assume tenants will pay every month plus some maintenance payments. It seems a yearly fair price should be a choice.

If running an STR is easy, everyone would be doing it.  I've got 23 and do all the maintenance work myself.

Funny thing: before we have this STR, we chat with around 6 AirBNB managers or host owners. After we run the AirBNB for a while, we concluded that 6 are big LIARs because they all told us: how easy to run a STR; want to sale LTR when STR is so easy but much better profit....Or they really not run their personal AirBNB ...... Run a STR like run a mini-hotel and too much work.

Obviously we'll all have less than perfect bookings from time to time, but you need to tighten up so that bad guests are rare.....

The woman booked this AirBNB has 5 start reviews  from 7 previous hosts and her government ID was verified by AirBNB. Not last minutes, not 2 nights minimum.  From same state maybe is one concern..... I never asked guests' travel purpose although 99% are tourists by far.

She works for one flooring business(not so small). We couldn't identify that is her from front door camera when her AirBNB picture has two women but: this woman booked for few flooring men and one woman from Jacksonville FL come to Tampa for one project. 

AirBNB finally paid but the process is annoying and time consuming.

We used ozone generator and all other cleaning work. It is an entire day cleaning from curtains to the dog trash....  

Saw people think not buy STR insurance because AirBNB has million coverage... It is totally misguided and risky.
