Still on the process. Here is AirBNB: one person asked pictures and invoices and left for week; case comes to second person and asked same thing; then third person, then fourth person and I have to put the AirBNB board members email on the email... long time and not finished one case yet. I felt AirBNB just hope I give up and it will not pay anything. I will be very patient and see how AirBNB plays on this kind of situation.

Following AirBNB's guide, I submitted payment requests and pictures to the guests. 

One project manager of a not so small private company booked for few people (PM mostly never in the property). 

Really bad: 

dog poop on everywhere outside of porch.

cigarette butts and ashes around pool(inside cage), patio, bathroom, garage; 

To stop the internet, the cable behind Spectrum box was damaged when we can't see anything wrong in front; 

No food or drinking signs in bedrooms but throw candy covers under beds and behind night stands... 

Low life people still have brain but twisted.

The guests disconnected wifi, so we contacted guests for it and no response. Wifi connected to almost all system, including sprinkle, pool, Ring, Minute, AC, door sensor... So we came and found: dog eating things, dog toy on living room floor. 

For smoking inside, this property will fine minimum $500. How much to charge for smoking inside with evidence?

How much to charge guests hind dog inside in a non-pet STR?

If guests booked for 4 people but more than 4 lived there, how to deal with it? The STR can live 8 people. This is not first time found guests bring others, local relatives and lived there after checked in.

We run our first AirBNB for few month and share one lesson of us(there are many):

We used one cleaning couple's service who cleaned vocation rental of one neighbor. The cleaning couple brought our staff to clean in their home(we don't know where they really cleaned but not in our property). One day she opened the plastic bag of our bed sheets and one cockroach dropped to the floor...We will never let anyone bring the staff with them to wash anymore.

We are resurfacing the pool and will add the app control system for the heated SPA. Do you know how to add the $25 charge on the AirBNB or VRBO? Do you know how much to charge guests for beach chair/umbrella? We offered some for free. Every family used griller.

We installed a propane tank for the SPA and will install the phone control system. Only one guests used hot SPA during summer. Don't know how much it will cost during winter time yet. How to know nobody is using the hot SPA and turn off the gas? Pool will be shut down at 9:30PM.

 We used beryl engineering once and inspection few times. Hillsborough county recommended Beryl to us. It is can be trusted company.

As new STR owner, we meet some new questions and like to learn from community:

1. One guest group closed air vents, so the coil was frozen .... It is very high humidity and around 100 degree outdoor.  

   Asked them why closed the air vents and they said they didn't do that!  How to prevent this kind of potential damage/trouble ?  

2. One guest family disconnect Wifi again and again when the house variety smart home equipment, especially when they are not in property.  It is 5G, we will put internet equipment into locked closet. How do you deal with it? 

3. Poor service reported high level urinate in the poo with extra treatment cost and restricted time to use pool.  Especially there are new guests arrived but urinate service restricted to use pool for certain time, how to deal with this?

Work with STR is really different from LTR.

Our STR insurance cost 3+ times of resident insurance and this is the cheapest one.
