We contacted guests and explain to them. Unfortunately AirBNB refused guests to cancel by themselves except one.

I contacted Trane for the issue and asked them to put a one-speed motor although we paid extra price for the multiple-speed motor without knowledge. Trane didn't response us for this request by far.

We doubt the dealer's words for the motor issue.

No cost be replaced the motor but in 1 more year, we need to pay labor cost. Have 0 recommendation for American Standard AC!!! This price can buy 3 other AC. Sunrize of Tampa bay area install this AC in 2022.

As an accident to start a short-term rental for more than 3 years and wanted to end it. 

1) The number from CPA for this short-term is worse than any other long-term rentals. 

2) the time spend for this short-term is  >=5  long-term rentals. 

3) from Sep-2024, there are 6 books to the end of the year. 

4) Insurance of short-term increased 27% and tax will increased without doubt.

So tried to cancel all the reservation from AirBNB two month away. AirBNB asked to provide certain evidence, such as doctor notes , to waiver penalty  of $180 per reservation. 

Anybody remember to see this host cancel policy of AirBNB? Except to ask returning guests(mainly) to cancel their reservations, how can we avoid to be punished by AirBNB?

For affordable. We can't afford or not qualified to live where we are living. Insurance for not brand new home is very expensive. 

I originally think that Florida's insurance is off control, then I found the NC properties' insurance increased 40% from last year and tax will increase also.

With current inflation(3%, 30%, or 300%), more and more people can't keep a home in most place although the interests maybe under 4%.

One property installed a American Standard 4ton 16 seer, silver AC in Aug-2022. First time stopped to work in 4-28-2024 and disconnected from thermostat without any idea why. Last weekend it stopped to work again but heard loud sounds in the air handler. The exam is the motor burn out. The technician spend all day to figure it out and replaced another motor and it woks now. The AC installer company said the reason is the Inverter motor which government asked to change all AC to have this motor to save energy. Said they replace many motor of AC like us each week. It is under 2 years and very disappointed for the quality. The manufacture asked me to provide an diagnosis  report from a professional to say needs to replace a new AC.  This AC costs $17000 in 2020 and assume will no problem for a long time but most expensive one and shortest time died. 

We have no interest to get a new junk of this same company but like to hear some feedback from investor follows and electric engineer.

Do you think the motor be changed to a non-change speed will resolve the issue? Like all the old AC. 

I was told by 2026, all AC will have this kind of failure Inverter motor to save energy! !

We didn't charge extra fee for using grill. Maybe this is why this grill be used by 99% of the guests.

I am really waiting for robot can be available and affordable to clean the grill and bathrooms, or make the beds, or laundry... Our robots cleaned the floor very clean and no any smell left behind neither.

This is a different person cleaned after cleaning people cleaned for a short-term rental.  I think should like second one: no obvious food and removable oily thing on bottom, side or any place.

After adjust the inflation, the price is cheaper. 

So much money for the war and student loan need to be paid, I felt put money in bank will quickly lose buying power. Banker told me to lock 2 years CD and give me 5% but I loan from them is > 7%.... So I borrow from them. The glass, window, roof all will not change to smaller :-)

One LLC bank account of SDIRA has extra cash which not enough or read to put on property yet, and the bank gives money market interests, which is under 2%. The banker said to get higher interest, such as 5% needs to buy business CD. Will this be a problem for IRA?

My understand is I can buy properties, buy any product of Wall Street, buy CD also. When I talked to Fidelity to open a small business bank account for SDIRA LLC, after almost one month they review the operation agreement, Fidelity told me NO and they will not deal with anything of IRA.

Can experience SDIRA investor share your valuable knowledge?
