I had two systems installed last year in WI on my residences. Most buyers now get this test done since it is cheap to do (mail order charcoal tests are only $8 from my county) and lung cancer is serious. Professional digital meter tests run about $150 and are much more accurate adn are usually done in a closed house over 3-7 days. Since you have a system in place the major expense is done. Our systems new were about $500-800. Running the fan is cheap and it's also the only item you'll ever have to replace most likely, which can cost about $200 if you need it done. Some banks will not close until systems get a passing test, so see if there is one on file for when the system was put into service. Probably more than you wanted but hope that helps.

@Taylor Tautges Great move to start out with an owner occupied property. Consider what exactly you want to learn this year and then focus on that and create a plan of action for next year so you can hit the ground running. It's easy to get lost here. I started investing when i was your age but quit. Now I am back but almost 40 and I wished BP would have been here for me. You have a great resource! This site inspired me to get back into RE. I hope to see you around!

Welcome aboard . Like you said that vision seems to be very popular. Family time is hard to come by in today's world. I wished i would have stuck to my RE strategy 10 years ago. I just got started again too because now i have a family and realize just how important that vision is. Hope to see you around!

I have not really started yet- but i am targeting Eau Claire and surrounding communities. I definitly want to stay close to home. Never been to Webster but I'm sure it's nice like most towns around the north.

Thanks for eh encouragement and good advice everyone. Glad to see there are some folks in my area of Wisconsin/Minnesota.
I am sure this go around things will be better. My bust was done because it was done on a timeframe and not numbers. Also the renter did not pay rent...never helps.
I will definitly read the BiggerPockets Ultimate Beginner's Guide, because i have not figured my niche yet and business plan other than generalities.
So many great resources i feel a bit overwhelmed, but supported!
I look forward to talking to my local BP members.
