Sometimes the local market is questionable depending on location. IF you think it makes sense to post in multiple markets then go ahead and do it, but when you do title the posts different and that will help CL not flag it as spamming. Pictures are good and should be included in every ad if possible. Anyone who wants to buy will almost certainly request pictures anyway! Might as well be prepared. For raw land a map and aerial with property outline always helps too (like what you have). Best of luck!

My advice (I am a heavy CL user in all aspects)

1. Only use local markets to advertise. People and CL do not like out of market ads. CL was developed for local use and users/staff take that seriously. Who wants to see a lot for sale in Oregon when they are shopping in Colorado?

2. Do not post multiple ads for the same property. Just use one and renew it often. Multiple ads get flagged or ghosted by CL and users quickly. That has happened to me and I no longer do multiple ads.

3. If you are posting many ads (sometimes this happens to me after just 4-6) at the same time from the same IP address CL will quickly flag ads to prevent people from spamming their site with ads. My advice is to spread out times/days when you post them so this does not happen.

Hope that helps. I'll be watching this thread too. I'd love to know what else works.

 I think what Matthew says about splitting the cost is a great idea. Once he has $1500 invested he is far less likely to walk away, and if he does you have a fully surveyed property, which is much easier to market and you got him to pay for half! Another option is to have him sign a purchase contract with a decent down payment regardless of who pays for the survey (which can be spelled out in the contract). That should tell you if he is serious.

 I live in Eau Claire and that means its a Low Rise Residential Multi Family Situation, and would accommodate a multi unit rental. Zonign info can be found on Eau Claire City Website

@Stephen Dominick If you are getting into land I am also trying to work that niche due to a busy life with work and kids. If you want to connect with another new land guy send me a colleague request. I have been actively trying for about 8 months now. I think @Seth Williams Seths blog has been outstanding. The guy works hard to deliver a great site and he does not hold back. The interface is very user friendly and  not overwhelming. I am still waiting for that first payday but I am a bit short on cash for mailings and marketing. I do plan to ramp that up come the first of the year.

@Robert Johnson Great Job. I am hoping to find similar success in the future. You make it sound so easy. What was the back story and how much work was it to find the deal? The land contract seems to be a good way to go for these types of transactions.

@Wayne Brooks Thanks for the info. It is in another county buffalo but I managed to get some information. The warranty deed was in his name and then there was a mortage filed along with lis pendens ( I believe these are the liens on title) The last 3 recorded documents are labeled "Release of Lis Pendens" with several banks (4) listed as grantors. I will have to wait to visit the county as I am on a business trip, but that sounds like a good first order of business.

@Account Closed Do you know what a good first step would be on the legal side? Contact the BK lawyer the owner used or does the courthouse keep public records of such judgments that can be accessed? From what the owner said you may be right and the bank never took it to sale.

@Dave Toelkes Here are the numbers as I see it: The back taxes are around 15K, Code violations must be around 2k and counting ($100/week) according to the owner. I'd say the ARV is around $105K with about 40K in repairs. If the quiet title took awhile the code violations could really ad up. I don't have any experience with quiet title action, do you know if there is considerable cost and time involved?

@Account Closed Yes- that is what i was thinking. The bankruptcy lawyer could not find the deed so i didn't think it would be that easy, but I guess I have to start somewhere. Would you suggest I get it under contract and put a clean and clear title contingency before proceeding any further, or is it best in there situations to get the facts first?
