The area you are speaking of is one that I am very familiar with. I agree with Tim, you will want to contact a lender to see what your options will be before you do anything else. Feel free to send me a colleague request if you'd like a recommendation. Depending on what loan products you qualify for, you could be required to put anywhere between 5 and 30% down. 

Additionally, I'd like to add that it's important that you don't fall in love with a property or even a street, as long as it's going to be an investment. This is a business decision and it's important to keep your emotions in check when it comes time to deal.

Awesome to hear @Daniel Gipp! Welcome to the site.There's so many resources on this site, I'd say you're on the right track for now. I could recommend some more books and you'll hear the same recommendations throughout the podcasts, so just go with those.

@Account Closed Do you currently rent or own? If you're currently renting, house hacking can definitely be a good way to transition into owning, as Nathan mentioned. I'd be happy to give you a list of local 2-4 unit's currently available, so that you can get a better idea of what those properties are like. I can also help run you through the numbers.
