@Claudia Tatiana Crawford I'd recommend establishing a source of income first and foremost, and start building your capital with that... Once you've got some capital built up, you'll have a lot more poised to actually make something happen investment wise. It can be real estate related but doesn't have to be. If you decide to pursue your real estate license, you can leverage that to earn while doing something real estate related.

Great questions! You've already mentioned PITI, in addition to that you will want to account for any management fees, capital expenditures (think longer term), repairs / maintenance, and vacancy.

As for a new home at the price point as you are describing, I'd give a potential range of $1,300-1,500/mo. 

As far as a reasonable profit... You'd really be doing well to breakeven on the cashflow on a new property with 0% down. It's a challenge to get the cashflow to be positive with no equity.

@Betty Cruz I'd submit a repair request to the seller... No need to specify that they have to make an insurance claim, though they might find doing so to be their best option. Ran into the same issue representing both buyers and sellers in the areas hit by the storm. Sometimes the damage isn't apparent until the inspector finds damaged shingles while conducting the inspection. My clients were able to get everything taken care of while under contract, without any delay on closing.
