@Canon Dodds Welcome to BiggerPockets, glad to have you on the site! I'd say formulate a long term goal and work backwards. For instance, if you want a certain amount of passive income by a certain age... You can work backwards to calculate how many properties / units that will take and create a timeline for yourself. Continue to immerse yourself in the material, plan, and take action according to it. 

Having the right mentor will take you a long way. It should be someone whose accomplishments are ones that you admire and are in line with what you'd like to do. It should be someone who you could potentially add value to over time in exchange for them mentoring you. Be wary of any sort of relationship that can be bought. That's not where the real value is.

@Mohammad Haidarasl Something I haven't seen mentioned in this thread yet is that the property is under contract and has been since Saturday. For future reference, on the main page of the link you attached, above the property address at the top you will notice that it says "Home For Sale - Active Option." Active Option means that the home is currently under the option period of a contract. Hope that helps as you continue to search for properties in the future.

I am also curious to know your rationale at seeing this as a fix and flip. Where do you see an opportunity to add value on this one? 

Ultimately, from the questions we all want to see you either stand behind your reasonings or reconsider them so so that you will be sharp to identify a great opportunity when you see one in the time ahead.

@Damon Smith Welcome to Bigger Pockets! Thanks for the introduction. It's awesome that you are taking the initiative to create your own retirement plan through real estate investing.

To the comment on prices, you are exactly correct. Many investors have gotten into real estate investing counting on appreciation. While appreciation will occur long term, over the short term it isn't so reliable of a thing. At the end of the day, when you buy right and are sure to have all of your basis and expenses covered by rents + some, any appreciation that does occur will be icing on the cake.
