@Joe S. some of them are worth nothing because they will cost the seller $5k to demolition them.

So unless they are worth relocating and in good shape, it's not worth messing around with it. 

I have a friend in AZ looking for some homes, but they need to be in reasonable condition.

Personally, I would stay away from most of Jacksonville AR. And Parts of NLR 72118.

@Scott Innocente I'm investing in NZ and The US and can tell you that the Market in NZ is getting more and more challenging to invest in.

Not only the returns are compressing further and further, the current socialist government is introducing new "Tools" to cool the market. None worked. Recently the introduce warranty of fitness for houses, all investors have to upgrade their properties according to specific requirements, the LTV is restricted to 65%-70%, Investors in residential RE can no longer deduct interest rate as an expense and much more ridiculous thing.

@Victor Herreria , yes, there are small MF in the LR area. I started five yearsagoo with 3-4 units and scaled from there.

Little Rick Metro has many small multifamily

@Marty Neville I feel you, that's why I started to invest in the US 5 years ago. 

The returns in NZ are very low now and the market is not Investor friendly, there are some lenders in the US that lend to not residents. typically the terms would be not as good and require a larger down payment.

I don't need to use them because I'm a US/NZ Citizen so can borrow relatively easily.

That's nonsens and misleading by the realtor! Did you buy the house sight unseen?

Did you check that the house is not on the flood plain, on the FEMA website?

Little Rock has many flood plains and floods, so this is one of the first things to check.

Did you talk to your insurance company?

The next step would be to check with your insurance company and speak to a local Engineer about fixing the foundation.

@Andrew Robert Kearney I would use a local PM and have a local bank account with Community Bank.

The reason is to build relationships with local community banks so you can grow your portfolio.

If you have your Friend as manager (not recommended, cant scale, and could be a trust issue), then he may need to hold money back for reserves to pay for R&M.

I use Wise all the time. It's fantastic for transferring money overseas, much cheaper.
