@Pat L. In Little Rock and Cities around AR there is a fee to register multifamily properties unless they have homestead exemption. this is from 2units upwards in most cities. houses do not have this extra Tax.

Apart for that, as far as in know the LLC will not have any yearly "registration costs apart from the annual fee.

Anyways having your property in LLC is money well spent, and if you are planing to scale your business it goes without saying..

@Shane Gordon do us all a favorite and dont pay to much so the market still cash flows for years to come...

Just kidding, NC is not California.  North West / East AR Been growing fast while Central AR is more "steady as she goes" market. Throwing a dart on the board to start investing is not recommended, try doing some market research to make sure the fundamental are right. Agents and Brokers in different parts will say that their area is better then others, but its down to you to decide.

Personally i find North W/E too hot and I'm focusing on Central AR where i have team on the ground.

When investing out of area solid team on the ground is #1.

@Axel Ragnarsson, Central AR and Little Rock do not have many brokers that only focus on Multifamily, its a small market. Most do wide range of commercial sales and leasing to stay in business.

Can i ask where are the 28 units you own in Little Rick? are they catted site or one large property?

@Sara Waters  there is no One thing Fits all.

But the key points you want to looks for are:

Landlords Friendly

    Job growth & Population growth

    Unemployment records (not including COVID, but that would be considered)

    Price to rent ration

    Crime rates

    Median household

    House price
