Yes! We switched over to Rent Manager software. They are able to track monthly, weekly, and daily. We now have tenants paying online or in-person at dozens of pay stations. We can send snail mail through the system and even text directly from the system. We have an online application portal that connects directly to Rent Manager too. It's all part of the Rent Manager software. It is super robust and we are still trying to make use of all the bells and whistles. Rent Manager 12 is the way to go. Agreed. I always keep it simple in eviction court with room rentals. Failure to pay rent or breach of lease. I don't ever bring anything up that doesn't have to do with the lease. 

On the flip side, if THEY bring it up in court I have my ducks in a row with pictures, videos, voicemails, recorded calls (legal in NC) and police logs. I stress the safety of the other people in the house is  being jeopardized and it is my responsibility to protect them. Just makes sure their is a documented lease violation and you should be fine. I have quiet hours in the lease and posted in the homes. That validates a breach of lease with instances of late night binges especially when corroberated with a documented police call/visit. In Raleigh, NC four rooms or less rented by the room are unregulated. You can find managers for this but they generally want to charge an arm and a leg. You may want to consider AirBnb after you move out. There are a couple houses rented by the room and managed by AirBnb specific managers.

You can buy a property with less than $5k. Search for properties owned free & clear and ask if the owner is willing to owner finance. 

I've done this 4 or 5 times over the last 5 years. I recently (Sept 2017) sold two properties that I bought for a total of $18k, 4.5 years ago. Purchased with zero down, $300/month payments. I still owed $2,100 when I sold them for $125k each.

I think rather than let the world tell you what your options are, try to figure out what you want first, then work like hell to see if it is possible.

I am researching opportunities to grow my business and would like suggestions on professional business coaches. Between my business partner and I, we own a combined 50+ properties, and we manage them ourselves. We want to perfect our processes, streamline our operation and outsource where it makes sense to free us up to plan and strategize. We will be entering the commercial market and are searching for an organization that will have the experience to lead this shift.
I am interested in Maui Mastermind and I am absolutely baffled that when searched on here, there are no posts, no blogs, and only three members who reference them in their profiles. Does anyone have experience good or bad with Maui Mastermind or any other similar program that may fit our needs? We are excited to begin a coaching program and want to have all the available information.  All suggestions are greatly appreciated! Thank you, Andrew

To find deals over the past couple of years I have found knocking on doors, sending yellow letters, and cold calling owners has worked for me. I just purchased a little house below market last month in downtown Raleigh for $18,500. I have been offered $40K since purchasing it and I haven't even marketed it. I'll be renovating and renting. All agents have access to the same properties listed on the MLS which creates a huge pool of competition looking at the same deals. I have purchased properties through agents with MLS listings and without agents off the MLS. If an agent tells you there are no deals out there, I would talk to another agent. There will always be below market properties, some are just harder to find than others.
