I came across pre-foreclosures being listed on USAtoday.com - Has anyone used this service? You have a 7 day free trial, then it's about $10/week. Much cheaper than the local guy who charges about $100/month. The list appears to be up to date.

Any information about possible pro's and con's of using USA Today are greatly appreciated.

Chris! I think this might be a great solution! I don't know why I didn't think of this earlier.

I have Google Voice, which is connected to my voicemail/Gmail. Anytime I receive a voicemail, it gets sent to my Gmail account in a transcribed message as well as an audio version. It also texts Google's transcribed version to my phone. So, all my voicemail contacts are ALREADY saved in here. This is going to work out great.

Google voice is a great feature, unfortunately, Google's translations aren't always spot on. A couple weeks ago I got a message from my mom which was transcribed into "I am in Pakistan with President Clinton, waiting on the wedding....' neither of which were true ;)

Hi Josh,

I thought that is what I was doing by using an excel spreadsheet... but more and more frequently I'll speak to someone who remembers speaking to me two months ago briefly - I would love to be able to chime in and 'recall' the conversation.

I've kept track of calls and conversations on my spreadsheet for the most part, but it is starting to look like alphabet soup in a blender.

With a couple deals under my belt I am starting to feel the pinch of lost contacts or just lost information regarding the contacts.

I mainly wholesale but also rehab as well and constantly have emails, texts and phone calls coming in every day related to my investing. I have a general excel spread sheet with tons of contacts but it isn't nearly as efficient as it needs to be in locating specific groups of people (cash buyers -which can be broken down even more - multi family, sfh, land, commercial, residential..., sellers, rehabbers, renters, contractors, re agents... or in referencing previous conversations with individuals

Question: What programs are BP members using to organize their ever growing list of contacts?

I just read a BP post about Constant Contact and I am looking into it. Also, found ZOHO which seems very efficient. Anyone using this CRM? I feel having a well organized contact list and reference can take my investing to a new level.

Update: Nothing huge has happened - still in limbo. The title company sent an appraiser out to the property about two weeks ago and said the issue will be settled by the end of July. For some reason the title company has been saying they are waiting on the appraisal. It's a he said she said game now. All inner office BS.

The payoff amount for the mortage has ballooned to 146K up from the original 108K (granted in 2006). Fees, interest, legal...

The AC unit was stolen about 1.5 weeks ago and the house is looking abandoned. My attorneys advised to turn off the utilities and to stop cutting the grass. It looks terrible.

As for the buyers, they are apparently still interested in purchasing and were having financing issues - they are finally ready to close and we have no idea when or if we will be able to sell the property.

All in all, it's a very educational nightmare.

I'll keep BP updated.

Thanks for all the info and advice!

I spoke to my investor and our attorney. We are having a full title search completed and it looks as though my investor will be covered for this entire investment (minus potential profits). In addition to my investors policy paying out (which covered the cost of the house plus renovations), my policy (which covered only the purchase price) may also pay out to some extent. This still leaves our potential buyer and agent freedom to pursue a lawsuit against me.

It's still too early to tell exactly what the outcome will be.

Kevin, I don't have the documents in front of me w/ the difference in the legal description. If I remember correctly it was the correct location but some key verbage was left off the end of the description.

Jon & FinancialExaminer - Shane absolutely knew. Jon you hit the nail on the head with Shane's devious plan.

Another little tid bit to further implicate Shane and Daniels mutual understanding of the situation... Daniels email address contains Shanes last name. It's not that common of a last name. I suspect they are cousins or brothers, father/son...
