@Jesse Runyon Great that you are working and your skill set is very helpful. I suggest few things determine what your cash is available for downpayment (dp,) closing costs, rehab, do I want a partner or not, am I willing to use hard money or not, and get an approval for a loan. Possibly conventional, FHA, 203k or etc... 1. When am I looking to get this investment property by 2. Get finance & cash lined up 3. study the market in and out 4. find the right partners (realtor, loan officer, title, attorney, inspector,) most likely if you use a realtor and/loan officer who specializes in investors they can set you up with the right partners......

Looking into getting the 1st deal done, what locations are you looking? Are attempting to do flips or buy and holds, will you be living in the place?

As far realtor I would ask them their experience working with investors

@Michael Macaluso What state are you in? Possibly Co-signer (s) and/or depending where you live there are grants in NJ for 5,000k to 40,000 to assist with downpayment and closings.

@Ben Wiley Not sure about NY, I think so just ask your office or NY real estate commission or website. At my KW office, we have a few agents that do it.

@Joel N. I feel it is great thing if you do not want to get involved with the entire real sales process, find an agent that is great pass him/her your possible retail and/or commercial leads and get a referral check. In meantime, have the agent help you with your investor deals. Just understand when sending leads it may take a while to close or not even close so it comes down to numbers game. I personally tell all my police officers friends to do this because it is an extra way to make money without doing all the work, just need to send the name, phone number, email address and if possible mailing address.

Where is your target market/cities? 

My assumption is you are flipping? 

I am curious when you say you are getting 25 or more deals a month what do you mean by that? 

When you say investment team doing 100+ deals per year just so I have clarity, is this your team or you on the team if so what is your role? 

As far investors friendly, I have an excellent understanding on flips, buy and holds, apartment building investing, and using IRA to conduct real estate transactions. I can send you testimonials or reach by phone of clients I work with.
