@James these are great questions. When analyzing properties I say do worse case scenarios and if you still feel comfortable with the returns go for it. @Ron S has very valid points.

@Donovan Nice to meet you, love the drive keep it going and your goals will come true. GC is the man & definitely gives outstanding advise. Have you read the Millionaire Booklet if not I highly recommend if you did keep reading numerous times & I found it very valuable.

I do not have much expirence with commercial leading however, @Russell agree that you should shop a few to see who can give you the best terms.

Definitely can be frustrating and annoying. Yes, you can take an online class however, I agree with @james and @Moises so make sure the time, money answer effort is worth it.

Listen to the podcasts. A lot of people post about knowing  about past experiences and markets. However, my thought process is a little different how are you paying for the property? What cash do you have to put down and rehab the house? 

I am a firm believer have your money in order before even learning about markets because as much money you have saved and can use, determines what markets you can get into. 

As a young man starting out my advise to you is have no bad debt and SAVE YOUR CASH! :)
