Buying/renting property beginner

I am very new to buying rental properties but me and my grandmother have had the plan to invest in a property together in new jersey and have a budget around $130,000. She has experience with owning multiple properties and renting them out. My questions are

1. Should I invest in one property with around that amount of money for a bigger down payment or more than one.

2. When trying to do research on towns what data bases or sources are good to go to for information.

3. What is the best way to find reliable agents for looking for investment propterties
