I am a student with Jake & Gino and is definitely worth the investment for several reasons:

1. My confidence grew exponentially once I started being around like minded individuals. 

2. Shorten my learning curve, yes we all could get free knowledge online may or may not help so you can spend endless amount of hours & not be ahead but just have knowledge. 

3. Accountability to self & your network. I am sorry to say you can read 100's of books but they won't give you accountability. Now, if you look at any truly successful person whether it be an athlete, business man/woman, & etc they all had accountability. 

4. Jake & Gino's track record speaks volumes plus it helps that they are down to earth. Personally I wanted to learn from someone who has been there & not just talking sh....

5. J & G training was simple & easy to understand. Most of all broken down to actionable steps so the program also kept me on track. The training was accessible on the go which was a huge plus.

I just spoke to an attorney on 9/8/20, about purchasing a 4 unit in NJ which had 2 units on month to month and have 1 of the units vacate because my loan is requiring owner occupied, he advise me even if they are on month to month the tenants have the right to the apartment and as the new owner you can't just evict them just because I need to live in one unit. He went further to explain that even with a new lease they can't fight in court and the court can decide if the new lease is justifiable and not extreme. Please I am paraphrasing what he said. Most important part to this post, this is very reputable law firm in Newark who primarily deals with real estate and this specific attorney has be involved in real estate for 20 years and he is on numerous  housing boards.

@Patricia Since fha are low down payments of 3.5% and up they will be very difficult plus you are living in one unit that means you are loosing income from one of the units. Air B & B possible in some NJ areas. Where are you looking in NJ? How much are you putting down for downpayment?

What type of cash on cash return looking for? What type of ROI are you looking for?

As a mortgage loan originator, depending on FHA or Conventional loan entirely depends on your downpayment, FICO scores, debt to income ratio, are you looking to use a rehab loan too or just use your own cash for the conversion?
