@Nelly R. Congratulations, on getting started and taken action. I am a realtor that works with investors there are few things that came to mind. 1. Know your numbers as far what makes you want a deal 2. Most markets are hot 🔥 Example in my area I have client that has 300k budget, downpayment with FHA loan Preapproval, and some rehab money. Our last offer which was our 6th one together, there were 28 offers. The client has to keep pushing through, adjust the buying power with all cash, check different markets or adjust his buying guidelines. 3. I have another investor client who uses all cash knows his numbers and even finds deals sends them to me at times and we are on our 4th deal together (honestly I would take 20 of him as an investor client very easy to work with) we have done deals from 34,000 to 254, 000 and working on 2- 700k plus deals. (he will get loans for them) I never run numbers for him however, he may ask me to look at his numbers which I definitely do not have problem doing. 4. If you have an investor agent he or she should definitely guide you and assist you. 5. You can do majority of the work from home 85 to 90 %is doing your numbers, even do a drive by then going to see the house makes sense.

@Ken Nyczaj Look into streamlined business out of AZ all they do is real estate books. I use them for my real estate sales business. I agree someone else can do bookkeeping and let your CPA double check quarterly.

Congratulations in getting involved in real estate. These are few things that you should look into. 

Are you looking to wholesale to flippers or buy and holds investors? 

What are your after rehab value of these properties? What are properties selling for? If you run some calculations you should be able to have a ball park if 150k or etc. can work.

@Jay Hinrichs  I have been listening to the podcasts from the beginning have not got to yours yet. However, I have to say your story sounds very informative. I really enjoyed reading this post has helped me to see the other point of views in real estate and most of all very educational so thank you. Get rid of it not worth dealing with it later plus in the eyes of the buyer they are usually discouraged in buying a house with a tank.
