Hello, I'm interested in a property for my Primary that will need work and I've started the process for a 203 loan.  I'm seeking contractors in the Bradenton, FL area (Sarasota, Manatee, or Pinellas county) that have experience with these type of loans since there are more guidelines then a basic job.

Scope of work would be Windows, Doors, Kitchen and Baths.

@Stephen Shelton did you try Suncoast Credit by any chance?   I have an account with them that use for savings and just starting my search for a Heloc on my rental property?

Best of luck Whittany Gibson we haven’t had the down payment capital but have analyzed many duplex’ here in the Bradenton area over the past 3-4 years. Very hard to pull even 1% for your criteria “on market”. Best to take the advice of marketing yourself and finding deals. My wife’s a realtor and can send you auto listings if you need, no pressure just offering her service.

I’m going away for a week so we aren’t writing an offer until we get back. As for the inspection my wife gets us good deals because Shes a realtor and uses the same company repetitively.

Ricardo Alonso I’m in a similar boat. Looking to purchase a home in Sarasota that was built in 1929. In 2006 the Roof was replaced, the wiring and the plumbing were all updated. It also has hurricane windows. Where, in your opinion, would this house fall in the quotes? Not looking for dollar amount but more of an opinion of how these updates would factor into the quote. I have my others homes with TOwer and they are just asking for the 4 point inspection but can’t give me any quotes until I do that.

It doesn’t really help your situation but we were in the same boat. We listed our home for $435,000. We accepted an offer for $395,000 and mysteriously the appraisal came in at $395,000. The sellers financing fell through and we put the house back on the market. We went under contract for $425,000. And guess what the appraisal came in for, $425,000. I would switch lenders. Whatever the asking price is and whatever your contract price agreed upon I guarantee your appraisal will come in at the same exact dollar amount. It’s a scam. My wife who is a realtor, and I, joke about it all the time...

My wife is a realtor and we’ve been searching for a decent deal. She can set you up on alerts if you’d like. The obvious deals go within hours. There are some value add opportunities but you need to get creative. We’re at about 1% for “C” areas less than that if your looking for “B”
