I’m in Palmetto. I’m interested. Looking for manatee county flip deals. @Kayla Pronesti has a nice meetup in Lakewood ranch however Covid shut it down temporarily.

each village has been cracking down on STRS less than a week.  With the new parking restrictions on AMI now.. there’s always something to complain about for the residents.  My cousin has a winter home on AMI and she’s told me first hand that they are pushing to slow down the rentals.   Can’t speak for the other islands but from what I see AMI is a risky move if your depending solely on AB&B

@Phil Laundy we sold our farmhouse off of 675 in Parrish a few years ago..  it was  good live in fix n' flip.. paid $225, put $65k in and sold for $420 3 years later.   I still have a rental property in Parrish but live in Palmetto.. I'm flipping a villa in Ellenton which i put on the market last week and accepted a verbal about 2 hours ago!..   looking for my next flip..   again.. lmk if we can help..  I'm driving by a property tonight!!!...   

@Phil Laundy I'm a flipper in Manatee county and my wife is a realtor. Let us know if you need any help. I work from him for my W2 and drive around a lot looking for flips. My wife is a buyers agent and spends a lot of time combing the MLS daily for clients.

Tenants would like a Covid Clause if 30 day early termination if they lose their jobs. They are about to sign a new annual lease. Does anyone have a form they can share.

Located in Florida but I think any state doc would be fine.

St Pete is a great City.. I do alot of business there (Not Real Estate)..   downtown continues to expand in all directions and once you get severalblocks from downtown it varies street to street so i'd recommend driving each street when you visit.  Funny you say your invest in Oviedo.. My son will be attending UCF this Fall as a freshman so we will begin looking for something for him next spring for him to move in and house hack.  any insight on that area would be great.. i've been driving for dollars and knocking on some doors but nothing too serious yet..     good luck and Charge On!!

No issues with IKEA, Really simple and much better look than the laminate at the big box.   We went with the black with Flecks.  My brother put in the gray, concrete looking, and that turned out nice too.
