@Michael Ndjondo makadi you should try to establish relations with the local brokers who are listing properties in your area. They have a better sense for what's is coming to market. Also you can look up the owners of properties you spot while driving the area and contact them directly.

You could try LoopNet and see which brokers are listing the properties in Lisle. Then call the brokers and develop a relationship to where they will send you some off market happenings.

@Alec Fenner so calculate the increase in NOI. Then divide by the cap rate to see how much you increased the property value.

@Alec Fenner you need to identify areas in your 12 unit where you can add value. Increase the NOI by lowering expenses and/or increasing income using various methods. Then refinance to get your $100k back.

All cash offers allows you to make aggressive offers and close quickly. Wind deals then get a mortgage at a later date can be a good strategy.

Name of the game for me is leverage. You need to explore the benefits of leverage and how the return percentages on your money (IRR) are affected.

It may be difficult to get financing without tenants. But that also should help on the buy side.
