Cash is king. I’d be ready to take advantage of potential deals. Interest rates are still really good too

What are projected rents? Hold time? What are taxes like there?

You could establish an entity like a LLC, and have that entity be the holding company.

I think your cash flow would be eaten up by a high interest rate. Plus a syndication is a security and certain rules need to be followed. Not sure a hard money lender would be interested.

Just 2 items and surely more to follow. 1 is LLC will limit you're personal liability. 2 as a business you get to take advantage of expensing costs to lower your tax liability.

Careful not to ruin the curb appeal. Some people may not want to live at an ugly location.

Work order receipts from their vendors. Do they require your approval prior to repairs etc?

Excellent job! Now make your decisions and run with them. There will be competition everywhere. You need to make offers and deals that make sense to you.
