Hi @Casey Waters

What actual data did you use or do you just feel these are good choices? Reason I ask is there is a lot of data out there on the us census site and google to help you back up your choices. 

I look for low crime, population growth, low unemployment, good selection of employers etc. the data is out there so you need to use it.

I think your sentiment is correct, for some. I myself do not think it’s a good investment. I’d look at Multifamily before student housing. Just my opinion of course.

Outdoor. It’s what attracts people to your property. General upkeep and cleanliness isn’t so very costly. Fresh paint and rocks! Rocks are maintenance free.

LLC is likely most common but you need to be aware of the SEC regulations when raising money. Regulation D, and the 506b or c exemptions are very important to know.

Credit cards, home equity, friends and family are a few sources. It’s not easy without any money but it can be done. Have the seller finance the closing costs by pay a little more for the property perhaps?
