This is a very common strategy. You just need to evaluate the delta finance charges and fees. The key is to turn it quickly.

Maybe focus on a value add/rehab and put in some sweat equity.

Why limit yourself to DFW? It’s the same process in other markets as well. However the market would be different. Go wherever you need to.

@Zack McCall if you can pool cash just like the small ones then do so and invest. The financing on 5 plus units is easier. The bank looks at cash flow of the property more so than your credit.
