Your right on both points Samuel. Plenty of investors work the Atlanta market but the ROI is better in Huntsville and Atlanta is tenant friendly.

Ike, there are plenty of great property management companies in Atlanta but you still have to check behind them. Property management is a "nickle" and "dime" business.  And what I mean is the business is not profitable until you add at lease 100 doors.  This means turnover, which happens in any business.  Go with someone with solid google reviews and over 5 years in business and move on if needed.

Hi Enrique, as a realtor you have access to the MLS and Neighorhood Scout and AreaVibe if its available in you area can give you ratings on crime and schools. As long as the wholesaler is direct with the seller and the deal is real, go for it.

Hi James, there are plenty of Facebook groups for Personal Care Homes.  I sold a Personal Care Home is year.  All you need is an investor friendly agent.

Hi Pegah, consider this -renters insurance may not be available at all during the entire time they lease from you.  So move forward and add whatever language is needed in the lease to deal with this matter.

Hi Dylan, I live here in Atlanta. Yes, do the tax exchange if you can.  Take care of your mom.  Have your agent start to look for properties that will do the 1031 now.
