Hi Adam, EXP brokerage seems to have a lot of investor agents.  Check and see if they have a branch in your area.

Yes, I have been involved with several "mold" properties that still had high mold levels after remediation.  I don't have much advice as now the profits are gone and it seems like the best thing to do is to get your money out the deal and move on.  If you sell directly to a homeowner, the issue can come back on you and bite you in the a...  It might be best to consider wholesaling it and letting someone else finish the project, break even and move on. Definitely sell "as is".

Do not renew.  Also look back on their application and see if you missed any 'red flags" so this can be a valuable learning experience for you.

Aiden, you need to get everything signed. Is the agent bring you the end-buyer?  If so make they have their earnest money held by the attorney and not the agents broker. Know your close date and time line to turn the EM.

Hi Tiffani, I'm not sure why using an attorney to add verbage to a lease would make it legal?  Add in the special stips section what is needed if its a GAR form.

Hi David, take as much time as you need to learn the Nashville market.  I think you will be pleased to invest in Nashville or surrounding counties.
