You always need to disclose to anyone your a licensed agent, it will be to your benefit. Most larger brokerages want to be made aware of any contract you inter into. A smaller brokerage, usually does not require this. Find a broker that fits your investing needs and always assign contracts or double close to keep more money in your pocket.

Find a buy and hold developer who purchases land. Send mailers to anyone who has purchased land in or near your gated community in the last 2 years.
