Vaughan, did you tell him he said he would do it for free?  It sounds like a big misunderstanding and I guess the learning lesson is for you to always to get an invoice from anyone doing work.  With an invoice showing "no charge" for fixing the cupboard, this hopefully can't happen again if a contractor changes did mind or has some type of mental lapse.  It seems more your fault for choosing the "lying" contractors from the tenants point of view, if you ask them to pay up, I'm sure they would.

Hi David, Metro Atlanta area and surrounding suburbs are very diverse.  Look into Clayton county and Dekalb county for price, appreciation, and solid renters.

There are several apps that allow you to do basic bookkeeping, collect rent, run applications, and post to zillow.  Its more important that whatever you choose works best for your business.

Hi Leo, its been years since I closed on a HUD property but you close on the property as soon as title is ready like any other property. Yes, they have been sitting vacant for years, if the numbers are right-go for it.

Hi Jade congraulations. Pull your tenant-landlord laws for your area and arm yourself with as much education as you can about being a first time landlord.

Hi Jessica, if they ban smoking, I believe it will be legal and life for the smoking tenant will quickly become unbearable. They are sure to move on at the end of their lease term.
