Plan sounds solid! I recommend checking with an investor-friendly lender that you won't issues with obtaining a loan on your 3rd and 4th purchase because your DTI (debt-to-income) ratio may become too high.

It could be a great luxury STR like you are thinking. I would look at the existing STR's and see what their bookings are like in the next couple of months. Also, we're in the best season for STR's right now in the Denver Metro. Winters can be tough so we use airDNA to get a sense of the Average Daily rate and occupancy for the year. Hey @Kim Kelly,

You could think about obtaining your real estate license and working with investors! You could be a buy/sell agent or work in property management. The skills you have built with your previous experience would be great for either of those roles.

Cold calling can be tough! Couple things I suggest: 1. You're not calling enough people, you should try to call 500 people per week or more. 2. Find a dialer, like Mojo, where you can call 3 people at once - way more efficient. Its not cheap, but way more worth it to get the job done! 3. Find some good scripts for you to use. Especially or handling objections.

Hey @Jerry Sanford,

That's awesome you are looking to take action! I highly recommend you start with house hacking. Where you buy a primary residence and then rent out the bedrooms to friends or others. Its a great way to start investing and save more money to get your next house. You can buy a home and do that every year if you save and find the right homes. In 5 years, you'll have 5 properties that will be cash flowing and can be on your way to financial freedom. DM me if you have any questions about it!

Working with the local government can be a pain, as you are finding out. I had a friend where it took over a year to get permits. I suggest keep calling them and see if you can speak with a manager. The squeaky wheel gets fixed!

Think about house hacking. Where you rent out other rooms, or find a home that you might have a mother-in-law unit that you can rent out and have more privacy. That way you can build equity, rather than paying rent, and save more money since someone else is paying you rent.
