Hey Desstani, 

Are you looking to move into a home for yourself? If so, I think buying a single family home and renting out a portion of it to airbnb or a long term renter. If you travel often, you could also rent out your whole home when you leave. This is the simplest way to invest!

Sounds like a great opportunity! What are the lot sizes? Are their triplexes currently there? I would think duplexes would do best in the market.

It should be enough time if you have the right team to get you set to purchase a home and find the right property to house hack. Being flexible on the location and the income strategy you want to use will help make that process quicker. I'll DM you and we can talk more.

My condolences to you and your family for the passing of a family member. I like how you’re interested in using that money to invest and grow it! 

For your first house hack, I would look for something more “turnkey” where it’s set up for you to live in and ready to be rented when you move in, maybe a little of work. I would also explore the different rental strategies- long-term, medium-term, short-term, or rent-by-the-room.

It's fairly simple and cheap to set up an LLC
in Colorado. Go to the Colorado’s Secretary of State office to set it up.

@Elliott Beckstrom, an STR/MTR can generate more income than a LTR, if you set it up right! Will you still be living in the home? City of Denver requires you be a primary residence to STR the property. Property managers for STRs are typically 25% of your income, you can set it up to be fairly passive if you find a good cleaner and set up your systems. I'd be happy to chat with you more about it!

Have you thought about buying a quadplex? OR could you buy multiple SFH homes rather than duplexes?
